SECURITY/DAMAGE
DEPOSIT
1. A security deposit of $200 is required to
hold your reservation. We accept Master Card, Visa,
Discover, personal check or postal money
order which must be received within 7 days of
initial booking. Once it is received, your dates are
officially reserved.
2. If you pay by credit card the security
deposit will be returned within 10 days
after your check out and our cabin attendant has given
the all clear. Should there be damage
or theft beyond the security fee your credit card will be
charged a fee accordingly.
If you are paying by check or postal money order your
security deposit will convert to a damage deposit. If the
following provisions are met, your deposit will be mailed to
you within ten (10) days of your departure.
In other words...you treat us right, we will treat you
right......The Golden Rule Applies here!
a. No damage is done to the property or its contents,
beyond normal wear and tear. b. The property is not left
dirty and all trash is put outside in the garbage cans
provided. c. No linens, housewares, decorations, VCR,
video's, CD's, games are missing and are put
away.
3. A
(non-refundable) Pet Deposit of $50.00 (plus 9.5% tax)
for pre-approved and well behaved pets. A cleaning fee
of $75.00 is required for pet stays plus 9.5%
tax.
*** This is a non-smoking property. You are
permitted to smoke outdoors only (containers provided) on the
covered deck. Any violation of the smoking policy will incur a
$50.00 fine and if additional cleaning is necessary to remove
smoke odors from the house and/or linens, costs will be
subtracted from your deposit.
PAYMENT
3. We accept payment by personal check, postal money
order, Master Card, Visa or Discover. 4.
Payment in full must be received 30 days before arrival.
CANCELLATION POLICY
5. If you cancel less than
30 days before check-in, you will forfeit your entire security
deposit of $200.
6. If you cancel your reservation 30
days or more before check-in, there is a $50 cancellation fee,
which will be deducted from your security deposit and the
balance mailed back to you within 10 days.
7. If you cancel and have already paid for your
stay, we will refund your payment for lodging.
8. The
first day of the rental, there will be no refunds for any
reason. No credit will be given for shortened stays due to
late arrival or early departure for any reason. No
cancellations due to weather.
9.
There is no fee or loss of deposit if you cancel and
immediately rebook your stay within the next six (6) months.
Rebookings must be paid in advance and are
non-refundable.
RENTAL AGREEMENT
10. Upon receiving your
security deposit and a signed and dated copy of the Rules and
Regulations, a receipt and rental confirmation is mailed or
e-mailed to you.
11. Once we receive
full payment for your reservation, we will mail or e-mail you
travel directions and the lock box code to access the house
keys.
GENERAL HOUSEKEEPING
12.
When you arrive, the rental should be clean and set up with
linens and the supplies outlined below. If the rental has not
been cleaned, please contact us immediately at
786-368-5164. We will do our very best to correct the
situation promptly.
13. Your rental will have the
following supplies provided: 8 bath towels , 8 washcloths, 4
hand towels; 2 dish towels, 2 dishcloths; hand dishwashing
liquid, dishwasher tabs or liquid; hand soap, 1 roll paper
towels, toilet paper (1 roll in each bathroom).
14. You
may wish to bring along these additional items that we do not
supply: charcoal, starter fluid, facial tissues, extra toilet
paper, laundry detergent, fabric softener, shampoo or beach
towels.
15. If you want to bring your pet, it must be
approved in advance as a “pet stay.” There is a $50
non-refundable pet fee. Guests who bring a pet or pets without
approval and/or the required pet fee will forfeit their
security deposit and may be evicted from the property.
16. Use of the hot tub is at your own risk.
Housekeeping will drain, clean and disinfect the hot tub after
every check-out, in keeping with state health regulations.
Bromine tablets are used to maintain the water quality,
however some individuals may be sensitive to bromine. Bromine
may also damage jewelry finishes. It is advised that you do
not use a hot tub after consuming alcoholic beverages, if you
are pregnant or have a pre-existing health problem. Minors
must be supervised at all times in hot tub.
17. We
supply games and activities for our guests, however some games
have small pieces or parts and are not suitable for young
children, i.e. toddlers and infants, who may put things in
their mouths. Do not allow young children to play unsupervised
with games.
18. The gas fireplace is available to
guests October 1 through March 31. Do not move the logs; a
re-setting fee of $25 will be deducted from the security
deposit if maintenance must reset them.
19. Check-in
time is no earlier than 3 pm ET. Housekeeping has only a 5
hour window to completely clean, disinfect and set up for the
next guests. Please respect their work schedule and do not
arrive early.
20. Check-out time is no later than 10 am ET the
day you are scheduled to leave. Housekeeping must be able to
enter the home at 10 a.m. If you do not vacate the premises on
time, you will be charged for one (1) additional night‘s stay.
21. Check-out procedures: Prior to check-out, all
dishes should be loaded in dishwasher and started. Beds may be
left unmade and sheets and pillowcases left on. Towels from
both bathrooms should be gathered and placed in the washing
machine and started. Before leaving, set the thermostat to 65
degrees in the winter and 76 degrees during warmer
months. House keys should be returned to the lock box for
the next guests, then lock all doors by the using the lock on
the door knob.
22. We will not be liable
or responsible for personal items left behind, lost or
stolen.
23.
If you leave an item after checking out and wish to have it
returned, call us as soon as possible and we will make
arrangements for shipment. We will inform you of the shipping
cost and with your approval, (charge to your credit card) or
deduct (if paying by check) it from your deposit refund
to cover the expense.
ADDITIONAL TERMS AND CONDITIONS
24. There is
a three (3) night minimum stay for the cabin. However, we will
accept a two (2) night stay if it falls between two confirmed
bookings.
25. You must be 21 years
of age to rent this cabin and provide proof of age, if
requested.
26. Our property has a maximum occupancy
of (5) guests. Renters who exceed the occupancy limit and
falsify occupancy information at the time of reservation are
subject to eviction.
27. House parties are strictly prohibited
and grounds for immediate eviction.
28.
If a personal check is returned to us for non-sufficient
funds, you will be charged the amount levied by the bank for
NSF charges.
29. Any exceptions to the rules and
regulations as written here, must be approved in writing in
advance.
30. Rates, terms and conditions are subject to
change without notice.
31.
Internet dial up is available. When dialing up
verify the number you log on with is a local number with
area code of (865) with bellsouth or long distance rates
will apply.
32.
Pet Owners: Please be considerate and pick up after
your pets are taken outside.
I HAVE READ AND
UNDERSTAND THE RULES AND REGULATIONS. I CERTIFY THAT I AM AT
LEAST 21 YEARS OF AGE AND THAT I WILL BE HELD RESPONSIBLE FOR
THE CARE OF THIS PROPERTY BEING RENTED UNDER MY NAME. I ACCEPT
FULL RESPONSIBILITY FOR DAMAGES OR EXTRA CLEANING CHARGES,
SHOULD THEY BE DISCOVERED DURING OR AFTER DEPARTURE.
